Marc started his career in 1973 with Metropolitan Mortgage (Amfac Mortgage) as Assistant to the Vice President . They specialized in funding HUD 235 and 236 loans. These were tax programs that allowed developers to write off the project in five years. In 1982 Marc co-founded Koss Financial Inc. a firm that specialized in originating loan or participating mortgages on institutional quality properties; typically ranging from one million dollars up . While there Koss financed well in excess of one billion dollars worth of projects.

In 1993 he then co-founded Forecast Financial Inc. With the real estate market in Los Angeles returning he decided to specialize in funding loans that would take advantageous of the market change. Marc had relationships with a few private pension fund managers who developed programs designed to help borrowers take advantage of current conditions by funding short pay-offs, priming loans, credit lease, income hypothecation, discounted note purchases, mezzanine financing etc. These programs are highly flexible, creative and we were able to close within one week, if necessary. The original sources of loan production were lender turndowns. Once they had closed a few loans, the brokerage community became the major source of their business.
